I'm a new landlord renting out rooms in a house. I got the lease from my realtor and its a standard CA Lease long and states that if a tenant breaks the lease is responsible for lost rent.
I had a tenant just pick up leave after his car got keyed on a public street. He sent me an email stating he didn't feel safe and the next day left. He paid for the next month got everything from the house but still has 6 months left on the lease. I told him he is responsible for the rest of the lease, and at first said he would pay and now informed me that everything is out of the house and he is not paying.
Is there anything I can do in this situation while I'm looking for another tenant??
Can I report him to Creditors? If so how do I go about doing that? What are my options?
