My tenant said he will move out with only two weeks notice. He tried to say the deposit would be good enough and didn't give me this months rent. I rent properties to students and try to be flexible with leases and it looks like i got the wrong social from him.

What can i do to collect this months rent?

Not much you can do without taking him to court. In the future, make copies of anything that has their true information. Most background checks can verify their social, so you can go through them the next time to go to rent. I usually make copies of their driver's licenses and/or SS cards for identity verification before they move in, as I don't do standard background checks.

P.S.: For future reference, the tenant has absolutely no right to dictate what the security deposit should be used for. The use of the sec dep is up to the landlord. If you decide to use it for the repairs of the unit instead of the rent, then he would still owe the rent for the month.

You should be strict with your tenants. Just ask him for the rent and in case he refuses to pay, you must file a complaint against him
