A few years ago I had a tenant that moved out during the night but left some items still at the home.  WHen the neighbors notified me that she had not returned for a week ( I live over an hour away) we went to inspect the place.  It was horrible.  I called the cops to view the situation because she had children living in this home.  They stepped inside and came out immediatly disguisted by the home.  Dog hair was pilled in corners of the home 3-4 inchs high.  Feces and urine from a cat and dogs were everywhere.  The dogs had scratched and ruined doors and molding.  There was human feces and women products used left in the bathrooms.  Flies had taken up home their since it was an excellant environment for them.  This was our first time renting the home and we did not do a credit check.  The lady was a nurse in town and her boyfriend was a policeman in town.  He later moved out and the only thing I can figure out is she was on drugs.  The stove was uncleanable, I can only imagine what she was "cooking" in there.  Oh and there was a hole in one of the walls the size of a child.  In fact it was in the child's room.  The closet doorknobs and children's rooms were missing doorknobs also. 
Anyhow I sued the lady and won in small claims court for $6500.  Garnished her wages twice and she filled bankruptcy.  Great!  So we waited and found out we might get a few $100 out of her.  Luckly for us she did not pay her monthly amount to the courts and her case was dismissed.  So two years later I am now garnishing her wages.  So far she has paid half back.  However please do not rent to her.  We own property in Enterprise Alabama.  Her last name is Phillips.  If you would like further information please contact me.  meldelsol1978@yahoo.com.  Thanks.

Lolli,  Please search for a chapter of REIA near you and notify them.  This is a group of investors who rent properties.  They would be quite interested in having this information.

How were you able to track her down since she left in night? Or did she keep the same job. I had won a judgement against a tenant but do not where they are,my then attorney told me eventually they would apply for credit & would have to satisfy my debt. I am currently going through an eviction with people who were also dismissed from BK, my court date is dec 17th & they are really damaging my property in the meantime. but they are not working no wages to garnish.
