I was fortunate enough to get a judgment against my tenant for back rent (8000.00) before they completely moved out of state. They left the house in a 'seriously' bad condition; extensive damage that the deposit does not cover. Has anyone had any luck suing for damages when tenants live out of state?

You already have the judgement. You need to hire a lawyer in the state you want to levy/garnish and have your Judgement 'Domesticated'. No need for a new lawsuit. This simply means it is now enforceable in another state. Once done, garnish wages. Make sure the Judgement appears on your former tenant's credit report.

i hired a collection agency that is licensed in 48 lower states...they handle all this for me. true I do not get 1/3d of any monies they collect, but something is better then nothing. also they know the laws for that state
