My tenant's lease is up June 2015. They are aware I want to sell and will not be renewing their lease. All verbal at this stage. I have a potential buyer who would like to see the place and is aware of the June availability. My lease agreement with them reads, "Except for emergencies, Landlord may enter townhouse only during reasonable hours, after advance notice and with prior written approval." There in lies my dilemma.

They are refusing to allow me access even though I sent a Notice of Entry. They want this signed by the court! Should I just ride out the remainder of the lease? Should I give them written notice that I will not be renewing lease? I think they just have an attitude. They are behind by one late payment, a receipt for electrical work that I did not authorize but did pay for, and no proof of renter's insurance in hand. Basically, they are good renters and no real complaints from neighbors. Rent has been late several times. Thoughts?

the written approval should not of been written in your lease...that becomes your problem.
you can give thm a 5 day notice for the late payment and maybe get access for not filing eviction.
but i do not think you will want to evict if the lease is that close to being done..
