What is the best Tenant Screening service? I'd prefer to do myself since a management company wants 70% of first months rent. Any info would be appreciated.

You don't need a service in most cases.  Just look at the municipal and common pleas courts in each area the tenant has lived or worked.  Search by name and then by date of birth.  But if you don't know what you are doing, or how to read the court websites, you need a property manager.

I don't know of any management company that charges 70% of the 1st month's rent.  Most charge 1/2 for placement, plus 10% a month for management.

You can conduct tenant screening yourself by verifying the identity and income of the prospective tenant. You can even seek references from the previous landlords.

anyone ever use https://www.mysmartmove.com or http://www.myrental.com? They look like pretty decent services to prospective tenant can fill in application and instantly give me results to make decision.

With one click I can see that this site does NOT do rental histories.  It only does criminal history, eviction check, and verifies the SSN.  Whenever you are looking for one of these companies to do a background check, you should call the company.  Verify WHERE they look for this.  Not all companies check all areas.  It may not check your state, county, parish, etc.  It may only check the most urban area of each state and skip smaller counties and cities.  Keep in mind that not all areas are online yet.  Remember that some areas refuse to allow public searches of the information you seek.  And above all, make sure you know the difference between a background check (which is what this site says it will do) and a rental history.  A background check checks criminal history and eviction.  A rental history checks that, plus civil court history, employment history and current wages, rent to income ratios, debt to income ratios, rental recommendations and evaluations from current and previous landlords, personal references, locates previous addresses that may not be on the application, and more.  You CAN'T get this by just typing a name, DOB, and SSN into one site.  Do your homework and screen thoroughly!

Try Rentberry. It uses Experian system of tenant screening. Nice feature!
