Hi All,

I am new to this thing. Can anyone recommend a credible online agency that does tenant credit checks for the New York area? It seems a lot of the sites I came across are based in WA or CA. I don't know if geography matters in this case?

Also, does all screening providers require the same great level of proof that I am the actual owner of my property? A potential tenant is pressuring for a short turnaround time, and I'm just so new at this credit check thing, I don't know hwo to proceed.

Any advice would be greatly appreciated.

Hmm, for credit it shouldn't. For criminal it might. If you use a online agency out of state just make sure that they do a national check or let you choose which state. Most will so I wouldn't worry to much. They want traffic from other states after all, but its always good to check before you buy. 

Yes many do require proof of ownership. Generally its one of these items

    • Deed (Must show signatures or notary stamp)

    • Insurance Declaration (Must show policy dates)

    • Mortgage Statement

    • Title or Transfer Papers

    • Settlement Statement

    • Escrow

    • Utility

    • Purchase and Sales Agreement (IF you have just purchased the rental property)

  • (Documents must show your name and address)

Not all of them do require it but I find that if you join with a company that does request they offer other useful items as well. For example the site I use offers a free online self service collection agency which can help you if you have a tenant who stops paying rent. Its your choice of course. But if you are new extra information and help are generally pretty helpful.

Hi! I know this is an older post, so I'm not sure if you are still in need of a tenant screening company in the NY area, but I recently used FidelisAM and had great results! I was very pleased with their customer service (they called me just to see if I had any questions), the time frame in which they returned the report was also GREAT! I had my report back within an hour! Just to answer some of your questions too, for their packages all you need to do is fax over the tenants application with their signature.

Well there are many companies which provide tenant screening services. But it seems that you are looking for a service which can provide you customized reports according to your needs. Although my response is very late but I would like to bring it to your knowledge that Tenant Approve is one of those services which can provide you all the reports with almost no botheration.

Hi Kat, not sure if you're still in need of a company, but I'll just let you know about my experience. 
When choosing a tenant screening company, you want to make sure you are in good hands. Tenants can cost you thousands, and even one mistake can put your career in jeopardy. 
I've sampled many different tenant screening programs over the last few years, and have rarely been satisfied. One thing I require is great customer service for both me and my tenants. Few companies have the ability to respond instantly to both of us.
As of last year, I began using a service called TenantMagic, and have been incredibly happy with the results. Especially customer service. Always I am able to contact the owner, who helps me with whatever my need may be. 
Even if you are using a service like RentPrep, my rental, smart move, etc, I would recommend just calling TenantMagic to see what the benefits are over different companies.
