I just signed a new lease with a new tenant on January 1st.  She received her keys, we received the 1st month's rent and security deposit and we signed the lease.  The previous tenant did some painting, but didn't finish.  I told the new tenant that since she wasn't a fan of the new colors that we would supply her with the new paint and she could paint the unit.  She was fine with that.  But then she changed her tune after speaking with her brother.  Her brother owns his business of doing remodeling work.  He wanted to charge me a certain price to paint the whole unit, but wanted me to buy all supplies to do the painting.  I contacted my Uncle who does painting for a living, he was able to do it substantially cheaper.  He was able to get into the unit this week and got the painting done in 2 days.  She called me the other night and stated she wanted a discount on her rent and utilities claiming that she was not able to move in because of the painters.  Never once did I state to her that she could not move in.  She did actually move a few items in and put them in closets.  When we were discussing the paint situation in the unit with her son she asked him if he wanted to wait a week so that the painting could get done.  Do I have to give her a discount?

I would give a 2 day discount ... just to keep the tenant happy
