I was wondering if any of you have guidelines for adding additional roomates to a unit with regards to rental increases.  My feeling is that there is going to be additional wear and tear on the unit as well increased water usage, so I should increase the rent a bit.  But I'm not quite sure what a good amount should be or what is fair.  Any ideas?

Its absolutely fine to increase the rent with an additional tenant.

As I know it depends on the situation/contract.You should ask you to sign a new agreement. Generally most landlords assume that more tenants that move the the property cause more wear and tear. Also generally you should give a notice of any rent increase, in this case this is a new lease, no such notice is required.

As a side note don't forget to require the new tenant to go through the entire application process. Check credit, background, and criminal records just like you would for a new applicant.

I understand all that, and I know the procedure, what do you guys think is a fair increase for adding another roommate? 5%?

I had similar experience when my girlfriend moved in with me. My landlord raised my rent a bit. It seemed perfectly normal to me.
