I ma in SoCal. My current tenant is pretty good with timely rent payment and all.  I would love them to be around for a while.

The lease is coming to an end and they want to renew the lease for two years. I don't mind signing up a lease but i just wanted to make sure that I am not overlooking any rules/laws that might be tying my hands as landlord.

The rent I am getting is fair and little adjustment may work out fine with the tenants. 

Are there any downsides to signing a two year lease?

I usually keep all my tenants on month to month tenancies. I find leases too constricting, and often times more beneficial for the tenant than the landlord. I have them sign a lease that is month-to-month, and the tenants are bound to the rules of that lease for as long as they're residing there. It works for me, as I have several tenants that have been with me for 4-5 years with no need for renewals. But that's just me. Have you considered just doing month-to-month, or is there a specific reason why you want a lease?
