I have a unit in Sacramento, CA. My tenants broke the lease and moved out a few months shy of it. I've had it listed on Craigslist as well as had a rental sign out front. It was shown a few times but still I have no applicants. They sent me their new address with the expectation of receiving their deposit. Since they broke the lease, can I keep their deposit to got toward August Rent, as I still have no new tenants moving in for this month? In addition, it cost me time and money to get the place back to "new tenant rental standards." Shoot... I feel like they owe me money....
