I have a tenant who was to move out after non-payment of rent (already over a month passed due, then couldn't pay on 5/1.) In my goodwill attempt to help their family, we agreed that they would be out as of 5/28. gave them an ENTIRE month to get back on their feet and move out. Sure enough, month is over, tenants have moved out but all their items are still there. They had given me access to the property with my contractors to work on the house as of 5/29. Now that they have been served the court papers, they are trying to revoke that access. While my contractors are in the MIDDLE of fixing their destruction of the property. My court date for judgement and eviction is monday (6/6). Can they really refuse my previously approved access after they refused to move out from an already agreed upon date? (was in writing.) What a nightmare.

And yes, I already know what I should have done. Should coulda woulda evicted long ago. I tried to help someone in time of need and now I'm paying for it. Need to focus on the what can I do now rather than what I should have done. Ty.
