My requirement is 650+, no negative.

One tenant applied: 650+ and 6 negatives (one bankrupcy from 2008 housing bubble; and maxed out credit cards). Since 2008, payments were never late. All two previous landlords highly recommend the applicant. I can approve the tenant by bending my requirement.

But there is the adult daughter. 580 credit. 1 collection (student loan 30k), charged off credit card debt (10k). All due to medical bills (now healed). I am concerned if the medical condition may deteriorate, it may affect the parent's capability to pay rent.

Do you think I can ask for doctor's note on the medical condition as a paper trail?

Why risk it?  They don't meet your requirement.  Move on to the next applicant.

I doubt you will have trouble finding a better-qualified tenant. 

I would never ask for a doctor's note unless I needed proof an animal was a bona fide service animal (the note would be needed to verify the disability).
