So, we just had a tenant come to view an apartment.  She started telling us about her current living situation.  Apparently she was stabbed and was evicted from her last apartment because of the incident.  Now she is in a court battle over the eviction.  I read about the incident on the local news site and don't want trouble coming to my house (I live upstairs).

It also turns out she is NOT currently employed and is staying with friends.  She says she is 'interviewing' for a position somewhere.

I have not given her an application yet.  I said I would e-mail it to her.  What do I do with this?  I don't want to discriminate, but come on!  I have to live in this house too.

You could send her an application, but why? She has no verifiable source of income, she has a recent eviction, she simply isn't qualified. I'd send her an email thanking her for her interest, but say she doesn't meet the qualifications of 3 times the rent in income.

She doesn't meet your screening requirements, I wouldn't even send the application. We always tell people our general requirements before we even schedule a viewing (income, credit, no evictions in last 5 years, no pets, etc.). You aren't discriminating if she is refused for the same reasons anyone else would be. I wouldn't mention or even remember all the drama, just basic screening requirements that every landlord ever would refuse her for.
