Many booking websites seem to sublet a property, thus the actual landlords are paying taxes for the long-term property rent out. What if one of the websites (actually, they are many of the kind) offers you to list your property directly and the only one who's paying is a potential tenant (a standard fee for the booking). In this case, can you like potentially escape paying the taxes by eliminating the contract after your tenant has checked out? I know, this may sound illegal, but I just wonder - how do the landlords survive with all the taxes, cleaning and managing expenses? At least, European (Italian in particular) taxes are beastly high due to the refugees situation. 
I think of either letting my apt to the agency, or to a long-term tenant directly. But then i come across the websites of the kind and think to myself, that I probably can manage with all the modern software as a first-time landlord without subletting and choosing the tenants on my own... [confused]
