They tricked us into asking if paying a week late.was ok..we said sure..tthese tennents never showed up to pay rent (15 days now)they do not answer email,text or phone...it looks like they moved out (looking through window)but have left many items some personel and food on counter..question..what do I do now?they are 5 months into a sighned year lease and will not answer ANY communications...help

time period will depend on your state..
I am in Wisconsin.  give them the 5 day, the 6th day file court pappers and serve them (that could be your problem...where r they. can serve at work is good.  you may need a process server).   go to court, get writ, have it served (sheriff). at the end of 48 hours I can enter (knock first).
if they are home, call sheriff and they will escort them out (sheriff gives them 1 hr), then change locks.
if gone, change locks.

that's my problem...do I have to involve the sheriff?

could I send them an email telling them about what they are forcing me to do unless they respond to me?

it really looks like they are out...I just do not want to get caught in a trap by them perhaps saying they were not out...even though they have not paid rent and are 15 days past due...I would just rather be done with all of this...having a squatter last time,,,and being put through the ringer..with court cases ect.

it is criminal what these people do to people like us...

you can post a 24 notice of inspection to enter the home

good luck with that one...I mailed copies of the 5 day notice by regular mail. .is that a problem?

mailing is ok, except you do not know when it gets delivered, that is why I give it to them or post on door

When dealing with tenants who haven't paid it is important to follow the law exactly.If the tenant shows up in court a mistake can mean you lose your case. Read and follow the law It is available online or at your local library. Each state is different . You can also talk to a local property manager. about proper procedure . I have found them most helpful.They deal with tenant problems all the time. Being a landlord is no picnic..Max in Salem ,OR

You can enter with 24-hour notice for maintenance. In VA you can enter without notice if you have reason to believe it is an emergency. 

Follow the law exactly. Every filing, sheriff, etc. Technicalities can force you to restart everything and make the second round that much harder.

This is wy you NEVER delay in giving a PQ.  Even with a tenant sob story you still give them a PQ so that you are covered.

I think you should take legal help. Consult an attorney and only then proceed with your plans.
