I am trying to figure out what all we have to provide and what else we should provide to new tenants. I am putting together a one-page new tenant sheet that has utility phone numbers, our contacts, tells them where they can park, how to turn off their water if there is a leak, etc. I am adding checkable boxes for showing them where the water shut off is, notices to provide (just mold and lead so far), etc. What am I missing?

This is really a good gesture. You may also provide them with emergency contact numbers. Moreover, as a landlord you must not forget to mention all the responsibilities in the lease agreement.

Tenants get:
- a cover letter
- lease (includes emergency contact info)
- rules
- lead statement and pamphlet
- addendums as needed for pets, lawn care, septic systems/wells, lp gas/fuel oil, swimming pools, livestock (for rural areas)
- property condition forms so they can record the condition at move in
- utility company list so they know the contact info and what they need to take
- utility installer form (tells contractors what they can or can't do and where to find connections)
- blank 30 day notice of intent to vacate so they have this form before they move out
- blank repair request so they can request repairs
- area info (if they are new to the area - local events, fairs, festivals, and where to find nearby groceries, movie theaters, laundromats, etc.)
