Credit.

It says SOO much about someone. People with good credit have good other habits. They care about what others think of them. I don't care if they've got a lot more income than we require, if their credit is still bad then that means that even with that great income, they still can't act like an adult and keep their bills paid. It's like those simple worksheets in elementary school where you draw a line to match things, people are the same way. If you know their credit and have three people in front of you, you can tell who has the good credit by the way they dress, their car, etc.

Even if it's not great, it can still tell you a lot. A few issues 5 years ago and nothing since then is a lot better than the comcast bill going to collections 4 months ago.

Even no credit can be good. Give me a young couple who has no credit because they haven't gone out and bought stuff they couldn't afford over someone with okay to good credit any day.

Their mindset.  Are they a victim or are they responsible for their own lives?  Listen to the words they use when they talk and you will pick up on subtle cues.  They will complain, use dramatic words, whine, etc.

We've shifted between 670 and 720. Again, it's also what's on the report. Very little or no credit or issues from 5 years ago and everything's been fine since is very different than a better score but comcast and a $200 medical bill going to collections in the last year. We also pay attention to how they dress, their car, etc. If they come in a car with a cracked windshield, driving on a spare tire, and the backseat looks like a garbage dump, I can bet their credit isn't what it should be. When we're on the fence about their credit, we think back to that stuff. We keep the credit threshold high so that we can deny people when we have to, we can always make exceptions if we want to based on the actual credit report. But if we can tell they won't be a good tenant but set our credit score requirement too low, then we may not be able to refuse them based on their credit.

Thank you for the detailed answer. The idea of keeping it high in order to be able to deny people and also the advice about looking at the person and their car are also some great tips.

A good tenant will always save you from the nuisance of tenant turnover

Here are some necessary qualities of a tenant listed below-

  1. Timely rent payment
  2. Keeping the rental property clean
  3. Communicative attitude regarding maintenance issues
  4. Do not violate the lease
  5. Keep up with tenant maintenance
  6. Having renters insurance
  7. Having a good credit score
  8. Not performing illegal activities
