I have my ads posted in the usual online services, a few specialty sites that charge, etc.

So far my NJ property has yielded about 85 percent deadbeats!

Am I so wrong as to not give these people the time of day just because I find them in the state court databases with 4 lawsuits and a pending eviction?

Of the people I do answer, 25 percent of those have really sketchy income and credit.  The rest just find other places to rent, or they were just looking to see what's out there.

Is there some place I should post my rental to that has a magical majority of employed people with no lawsuits on them?

The market in VA is not that great either.  But with Amazon coming to the area, I hope it gets better.

Generally, being competitive and having relatively high standards will discourage people who won't meet your credit and income requirements. The majority of people who contact us don't meet our qualifications, which we ask them about in the first phone call. Some apply anyway and are denied. This time of year will be slower anyway.

Central NJ - South Plainfield, Piscataway, Middlesex area.

I think it's people who have nothing to lose and try to apply even though they know they cannot afford.

I've got properties in Union and Hudson counties.  I haven't had too many people applying who are obviously unqualified in those areas. 

Are you pre-screening and then charging for full screening?  That should weed out those who won't qualify.

Even with pre-screening, I'm finding a higher percentage of poor applicants.  Multiple evictions and court cases.  We tell them we will be checking.  Its like they don't believe that we will.  I've had them call and argue with me on the phone while I'm looking at the court website.  It will get better after the 1st of the year.

I don't even make contact with them.  I see them in the court websites with evictions and I don't bother calling back.

Seems like in NJ I see the same handful of Finance companies, credit cards, hospitals and bail bondsmen filing against every single applicant!  I've learned to recognize them and understand what they are suing for before I even open the court docket!

Then, when I see in the Municipal cases, the same offenses over and over again, that turns me off also.  Moving Traffic violations, Truancy, Assault and Garbage disposal.
