I will be closing on my first property next week (so excited)

I was able to get enough money to purchase the property but want to take out a mortgage so that I can purchase more properties.

My local banks are not help.  I've tried a few of the larger online sites, and for the amount I want to take out, they don't go that low. purchased for 10,000 but want to take out 20,000.

I keep seeing so many great deals and just can't do anything with out the cash in hand.

The norm if you want to cash out on a refinance is that you will get 70% of what you paid for it.  A way around this is to wait a year ( yes a year) and then get it refinanced.  Can then get up to 70% of the appraised value.


You could go the "hard money" route (private mortgage)-- but it is more expense in interest rates and short term-- can normally get around 60%  of the appraised value

If you had the misfortune of having your mortgage bought buy fannie or freddie you are not a party to this fraud settlement. So even though the value of your home has dropped and you have been harmed financially by corporate fraud the fhfa wants you to stay underwater, and does not want you to receive any justice. I guess the fhfa prefers to have us walk away or try short sales, that way they can then receive 100% payment by way of constant tax payer bailouts, instead of forcing banks to pay for their mistakes and crimes or apply for instant payday loans online. Not that this settlement really solved anything.

I think you really have a good idea on getting a mortgage for you to buy more properties.Well in Helsinki some people use to be smart financially not only for buying properties but also on financial management where some accountant and accounting firm at teach well some people on how to manage their money so that they can save some money.
