I have coverage w/ Erie for several Ohio rental properties. Are there any carriers that have better pricing than Erie? I would like to carry $10,000 deductibles. Erie doesn't allow a deductible more than $5,000.

Pricing on insurance policies varies for several reasons, including the section of the state it is in, your credit report, how near rivers are, how close is the nearest fire hydrant/station, is the local fire company manned 24/7 or a volunteer, how many previous claims and inquiries you have had, the type of rental property each is, etc.  I have State Farm and have had for years.  They are the lowest for me in my area.  They may be different in your area.  Your best bet is to start calling around for quotes just before yours expire.

AllState gives rental properties the a discount if you have homeowners / auto with them already.  I just switched all my rental property insurance to them, they were the cheapest once the discount was applied.  probably saved 30% on my bill.

I normally use one of those sites that give me auto insurance quotes for multiple sites so that I can find the best deal. Mostly I've been with All State. Hopefully with them raising rates that will inspire some competition. I find that I usually get the best deal when I have my auto and property both insured through the came outfit too.

I've been with State Farm for 2 decades. They are very fair. I like them a lot.
I also take the largest deducts they will let me. $10,000 on rental properties
and $5,000 on my personal home. I won't make a claim unless the property
is a total. I suggest you don't make claims unless it's major damage.

State Farm has good rate for landlord insurance but not the best rate, what I don't understand is we belong to Allstate Insurance for our autos and home insurance, however when I get a quote from them for the landlord insurance, they are actually $250 higher than most other well known insurance company that I get quote from and this is after the discount too, what the.....?

Anyone use Liberty Mutual Insurance.? they have the lowest quote but am not too sure about this company.

I have found a site that allows me to get landlord insurance quotes for single unit condos and larger buildings with multiple units. The process is fairly simple and you can expect to get 3 to 5 agents calling you to offer their quote. The best thing about this service is that you can usually find cheaper policies but also an agent that provides better service than the current one. Good luck!

hmm...i have done some extensive search for the best rate, they're all pretty much the same, the cheapest one wants to include my primary resident also, otherwise they will not honor the discount rate.

I typically use Farmers for insurance quotes for properties in NY & NJ. They have great prices and I place a ton of customers with them.

Don't forget to also talk to a professional about getting a solid "umbrella policy"  It functions as an umbrella that covers you in case you lack enough coverage because of a lawsuit. If you are in Michigan I like Hantz financial services. 

I also have had a PrePaid Legal membership for many years that serves as a "legal" insurance for me.  
 
I can ask tons of questions and I have tons of legal hours of coverage paid for!

Hi further may be people not tell you better about this to you better you search yourself in internet. These days everything is available on internet otherwise you can concern some expert agent he will tell you more better way.
