There is quite a bit of good information here.I haven't seen anything about who pays for a broken toilet seat.
I put new toilet seats in at turnover.I received a call from a tenant who broke her toilet seat.I promptly went to Wal-Mart and got the cheapest I could find and installed it for the tenant.I gave the bill to the tenant,it was 6 bucks and some change.She got very angry and wanted to know why she had to pay for it.I explained it is her responsibility to maintain these type of items.I did not charge her for my time for getting it and installing it.She reluctantly paid me.Who is right here?

She pays for the toilet seat. Consider this idiotic debate from her a warning of what's to come. You've got a problem tenant when they can't understand that a toilet seat is their responsibility, while the actual plumbing of the toilet would be the landlord's. Also, make sure your tenants sign something when they move in, stating that the condition of the apartment and all its amenities are in excellent working condition. That way the tenant can't say a thing.

So nice of you. You are the kind herded but a very nice man. Yes, you are right she has to be pay for it, because its her responsibility to take care of your property, if they broke your property then they have to pay for it at any cause.

It is the tenants damage, so they pay.

Are you going to lose a tenant over a $5 toilet seat?  or take it out of the deposit many years from now?

Odds are, this tenant should have never been accepted.  You will have more troubles with this one.

I think its tenants damage to pay for. On the other side, are you going to lose a tenant over a $4-6 toilet seat? Its better for you to mention all these terms in your contract so she knows her responsibilities.

I don't know if this post is just for owners but..I rent from Chinese agency u cannot get no more cheaper than them actually yes I'm mistaken premium realty are corrupt and even cheaper they were gluing a broken hose from a flovalve inside the toilet together.. I also rent a room in my rented home witch seems to be ok with them but who replaces the toilet seat??well I been to home depo twice🤔I'm pist because we have been paying always on time for almost a year know .When other people are late and don't pay.. it's a dum issue but it's an issue a maintenance issue my toilet seat is yellow pee stained yellow old stained yellow whatever the case might be..and has been like that since we moved in it's not broken.. but it bothers me there very cheap and this should of been replaced long ago as many as other things they simply don't care. He said he will upp the rent if we keep bothering the owner .I think it's unfair as a tenant because it's his toilet right .He should do the upkeeping it's not like when I move I'm taking it with me..I didn't break it..it's just old stained and smelly..it's not a high prices item..so u rather loose a well paying tenant over a toilet seat..my other place we got evicted because of the whole toilet not having sufficient water and the pipes underneath leaking falling apart rotten and I had to call lisence and inspection and I had to move because of it..It's unfair..I don't rent a pair of bowling shoes and if the strings are old need to be replaced leave it to the renter...it's 19$ the one I really wanted was 30$ I held back simply because I know the Chinese they rent to u easy they don't do checks mine did so credit check but premium didn't..they rent to whoever illegals but..most if them don't cause problems there here illegally they don't want trouble .I always I had trouble with American smoking weed smoking inside the room even though I said not to .I been spit at called B"...by a six foot five military dude on Craigslist he wanted to sleep all day but hello it was rent day he got mad I knockt on his door but hey..it's rent day. we paid his share..I need to be reimbursed .I had a drunk old vet who would pass out and never shower and when he did wow the smell on my curtains and bathroom reeked. I think all houses should have two bathrooms or one in a half and have one or no neighbors...my neighbors are assholes ..I'm not working I have back problems and they won't give me ssi. but my husband works like a slave. he is illegal two but wouldn't hurt a fly and people take advantage of that always ..we are married so he is legally my family to me .I'm a citizen but it scares me to think of all the creeps I have rented to out there looking for a hotel room or a place to stay so they can mess up your life .None have ever left of there own free will none..u don't like it were u are and don't want to follow rules simple leave.. well one left but he said he would stay six months and lied just wanted a hotel stay for a week..this guy we have now. I have to repeat myself already and my husband twice since yesterday. me once .He don't listen we told him don't come in threw the front door he drags dirt every were and cooks five times he talks to himself sits in the kitchen in the dark. He slamms the front door waiking me up at 4 am cooks at 4 am and I'm trying my best to not toss him threw a window...bottom line is it's not always the renters fault these cheap easy places to get into u pay a large deposit but no questions are asked .but they don't like fixing or deducting from the rent for any normal wear and tear or cosmetic stuff .it's pointless it's stupid to argue and loose a good renter over a 29$ toilet seat ..even if I had broken it...pay. It's your toilet payy no one breaks it five times in a year how much could u be loosing..it pises me off ..I met one landlord Joe he wouldn't rent to me for 750$ a beautiful house .he said a Spanish guys idiot kids wrote all over the walls with crayons and they did .I saw the house it's a shame..so he fixed it all up repainted and rented it out to some fat black ignorant family .and I have black in my family but when I say ghetto...ignorant she use to come outside and scream at my husband for crossing in front of her open yard and we lived next doors..and pounds of smoking weed inside a girl came busted all the front windows on Glendale Ave. phila pa.He wouldn't give it to me for 750 same price as the Spanish guy ...but he gave it to them for more money the BLK family..but they tore that house upp..lesson learned good people are worth more..keep them happy..I'm asking for a toilet seat once in a whole year..people come over lift that seat up they see all that yellow stain crap from an old toilet seat it's ugly imbarising it's common maintenance.i have even had them drive around or in front looking at the house we put up a front fence so our neighbors dog won't poop in front and they still come in our yard but we didn't charge 5his owner for it..I hate renting from people but I have no income so I have to hold people's crap..it's a shame..but they also will be loosing a reliable.. tenant..my husband makes houses it's a shame the stuff I would do here but can't ..I would make a upstairs back porch for grilling instead of smelling my neighbors dog pee..there cheap they don't like to spend or make tenants happy ..I even Clorox shampoo the basement guys carpet for him ..
