These guys are less than half the cost of what's out there. They offer text messaging, mobile optimized property listings, qr codes and more. They're running an intro promo video on youtube right now: http://tinyurl.com/youtubeRE. Text marketing should be hot this summer – their offer of three keywords at $19.95 (for all 3 keywords) makes this very affordable. No contracts and cancel at any time. They said the offer was limited at this price. Nice guys too!

i agree with angelawest91, it can be a good tool to use but not very effective in urgent situations (in some cases) and i would never rely on it too much especially in the real estate business, perhaps after we all get those smart watches that vibrate when you get texted perhaps then

All my tenants text me for maintenance issues.  I text my tenants a rent reminder on the 28th of the month.

It's free.

If I had a landlord (or anyone else) doing that they would end up on my blocked message list. I highly doubt anybody appreciates it or forgot rent was due on the 1st...

You are way too funny.  Most businesses sent out invoices, including mortgage companies.  Landlords should do it too, if they want to get rent faster and avoid potential evictions over a forgotten payment.

But to a tenant troll, any way a landlord can increase profitability is wrong.  And that is why you answer this question as a tenant, not a landlord.

You would be better off to leave this message board to real landlords, and you can actually learn.

That is such a load of crap. [rolleyes] Mortgage companies do not send monthly text reminders to pay bills that aren't due yet. Maybe some companies have an option to turn on such notifications, but I guarantee you it is an option most people do not choose. Everybody knows when their rent is due, they do not want to be harassed for it. If anybody ever used the excuse "I just forgot to pay the rent", I can guarantee they were lying to you.

A landlord sending me texts every month bitching about the rent would be considered harassment. If somebody asks you to stop texting them you are legally obligated to do so.

Texts can be a great way to communicate with tenants. As usual, abusing them, and harassing them the way CompleteNonsenseLandlord does will only result in bad things for the landlord. It is always best to have a good relationship with your tenants, even if you don't like them.
