I have a townhome that I rent out and my tenant wants me to clean the outside windows.  Is this my responsibility?  She also want me to replace a screen for the window that she claims just fell off and disappeared.

Yes, it's your responsibility because its your own house and the responsibility is yours, so I think you should do that.

Cleaning the exterior windows only isn't too expensive (I'm not only an aspiring landlord, but I own a pro window cleaning company too).

What does the lease say about window cleaning? If its not in there then its probably not your problem.  I get renters calling me all the time looking to have their windows cleaned on their own dime.

As far as the "screen falling out and disappearing"... not very likely. If it was ripped it would be one thing, but without substantial damage to the surrounding window frame screens are not prone to just "falling out"

It really depends on your deal  between your tenant. But I bet it ain't your responsibility. Yes, it's your house but he must of course be responsible with simple stuffs around the house as well. And with regards to the damage, I bet you have to  talk about that, have a  conversation about that problem and a good deal will help.

Oh really?? Well sure I'll do your windows but if my tenant is going to expect me to do silly maintenance for them, it will be reflected in a rent increase. Is this a M2M ? As for the screen, I probably would replace it once but let them know they will owe you a screen next time one mysteriously disappears.Do not let tenants tell you what to do, need to include in your lease that they are responsible for basic maintenance of the property.

Yes off course it's your responsibility to get it done because its your own house and they are just staying their on rent. I would suggest you to get impact windows install this will prevent your house from even strong wind.

Check your lease - there's a chance it will say something about who has the responsibility to pay for window cleaning or how often they need to be cleaned.

I think cleaning should not be done by you but the replacement of window is off course your responsibility to do it.

Cleaning windows is your  responsibility but I do not think you should replace the screen.

Dawn dish soap works wonderful for cleaning glass.  As long as you dont use any other cleaner on the glass, you'll get a streak free clean window.  Glass manufactures get this by the barrel

Use vinegar and washing powder mixture to remove the stain of the window and make clean to it.

How old are the windows? If their new enough you could try Munster joinery. He deals with windows that are past their warranty.
