We have a rental home in a lower middle class neighborhood. We had previously rented for $875 per month for a little under two years. Previously, we lived in the home. We had painted two rooms when the tenant moved it and she ruined one of the two. She also repainted a purple bathroom that had been professionaly painted a few years prior with an awful white job without permission. We basically have two rooms that must be painted and honestly the rest of the house was painted years ago and could use a repaint. However, we are upside down in the house, so I have a hard time shelling out the dough for a major repaint job. Our hopes are to rent until the market returns. We aren't landlord by natural at all.
We found a couple with children on partial section 8. We listed the house at $950. They would pay around $285 of this with Section 8 paying $665. I think FMV of the home is probably $800 per month. We were suprised at getting $875 last time. The couple offered to paint the bedroom and bath in exchange for $200 off $950 deposit. So it would be an easy month. I was set to go with them until I see that they have two late payments filed with the sheriff over 5 years. I have not yet called previous landlords to discuss all the details. Of course, plan to do that before final decision.
Would you consider returning to them? I don't want to fight collection of $285...but it sure would be nice not to paint every room of the house. They have around $700 from SSI and another $700 from Mcds.
