ARCHIVE POST: i am wondering how do landlords know where to post their rental ads? local newspapers? online? what are the costs landlords comfortable with? for how many days do you usually list your vacancy?

I just rented my property through Craigslist.com - completely free and has local areas for every major city in the US and also in Europe. Worth a shot - you're not going to loose anything

I've had a lot of success with Craiglist for posting my rentals, and nearly everything related to being a Landlord (finding landscapers, contractors, etc). I've also had good luck with RentClicks.com, $59/mo. for a featured property ad. Was able to rent my Vegas property in first week to quality tenants. __________________ JQ |

Some LLs swear by the internet listings (craigslist, rent dot com, house dot com, etc.). They usually work well in metro areas where lots of people are used to using their computer for everything. They don't work well in rural areas or small towns. In areas like that (where I live and rent) I end up using several strategies. The local paper of course, one of those local advertising supplements that comes in a bag on the weekend, yard and window signs work if the street is well travelled. If the street is busy add balloons, streamers, anything that moves to attract attention. Colorful fliers work especially well in small towns, posted at groceries, banks, laundromats, neighborhood bulletin boards, senior centers, etc. (Be sure to put tear-offs on them for phone numbers.) Other current tenants may be able to locate another if you give them an incentive ($50 off their rent if new tenant signs and pays on time for 3 months.) Also, I send fliers to local employers' HR people, armed forces recruiters, and try to get friends or relatives to post it in local employee newsletters. |

Reply with quote | #6 | I also advertised on Craigslist and now I am receiving more calls than I can handle. I have my cell phone ringing off the hook and the best part about it is that I can also post pics. of my complex, and including the outside of the apartments. I have people calling me from all over and it's great for the fact that it's free! just go to http://www.craigslist.com and set up a free account and you can advertise for 45 days before your ad expires and then you can renew your ad and make any changes for example like: Pet Friendly, or move-in special for $99. It's a website, like your local newspaper, but all around the states. I live in Fresno, and had someone call me from New York, for the simple fact that she lived in Fresno , but was going to school in New York, her mother was helping her get into an apt. in NW FRESNO. It paid off, she is now my tenant, and a great one at that!
