What is it you want to manage? Rents, income, repairs, upcoming projects, scheduled maintenance? I just use spreadsheets and tables that I make up myself to do these things, then print them out for my accountant at tax time.
i do the same thing, but i noticed that there are programs that make your life simpler, i.e. they automaticaly generate late notices when rent is late, they are more user friendly and do some of the work for you.
