I have two very nice people interested in renting my place. They seem very nice my only concern is that they can only afford the rent together. They are not a couple just two friends. They both claim to have good credit and good jobs. I really like them so far and they really like the place. I plan on submitting them to an online service to check their background and credit. Just wanted to know what others have experienced when renting to two friends like this? I myself have rented with friends in the past and always paid my rent. A few people have warned me that it’s not a good idea since they can’t afford the rent on their own.

make sure you have;
1. IF THE UNIT IS OCCUPIED BY MORE THAN ONE PERSON, TENANT’S ARE INDIVIDUALLY, JOINTLY, AND SEVERALLY, LIABLE FOR THE RENT, PROVISIONS, TERMS AND CONDITIONS AS STATED HERIN. If one tenant vacates, the remaining tenant(s) may be required to re-qualify within 30 days of the change in occupancy. The security deposit, and last months rent if applicable, shall stay with the unit until final termination of all tenants . or something similar . We rent to groups all the time-- very few problems. Whatever you do-- do not get into the middle of who owes what..... they are all responsible for the rent, period end of story.

You can also ask a new roomite to submit an AppSingular by going to http://www.AppSingular.com. Basically, you're screening your roomates before asking them to move in with you. Roomates can share an AppSingular with each other to ensure they know about each others credit history, living history, etc.
